Q: How do I set up an appointment to view one of Hello U’s available rental units?+
A: To set up an appointment, use the appointment form on the listing page for each available rental unit. Otherwise, you can also email us indicating which apartment(s) you are interested in, and which times work best for you. If you prefer, you can call the office at 613-680-RENT (7368) to set up an appointment.
Q: What methods of payment will Hello U accept for last month’s rent deposits?+
A: Deposits for last month’s rent can only be accepted in the form of a certified cheque, credit card, or money order made payable to Hello U Properties. We can not accept personal cheques for deposits.
Q: I submitted a deposit to secure an apartment, but my application was not approved. Will I get my deposit back?+
A: Yes. If you are not accepted as a tenant for any reason, you are legally entitled to a full refund of your last month’s rent deposit.
Q: I gave Hello U a deposit to secure an apartment but changed my mind. How do I get my deposit back?+
A: In this circumstance, your last month’s rent deposit is non-refundable. Please ensure you are certain in your decision to pursue a rental before submitting your deposit. The only case in which your deposit will be refunded is in the case that your application is denied or you are not accepted as the tenant of a particular apartment.
Q: Will I need a co-signer for my lease?+
A: Hello U may request a co-signer (i.e. parent or guardian) to complete the leasing process. We will advise you of this requirement after you have submitted your rental application.
Q: What is a guarantor? +
A: A guarantor signs alongside the applicant in a rental agreement, agreeing to undertake all liabilities if the tenant is unable to. If your parent is your guarantor, and one of your co-tenants fails to pay their share of the rent, your parent can become responsible to make up the difference. The guarantee includes all tenants named on the lease, not just your own.
Q: Does everyone living in the rental unit have to sign the lease? +
A: Hello U recommends that all persons living in the apartment sign the lease, so everyone is legally accountable for shared costs in an apartment. The share of rent should be pre-determined among your roommates.
Q: Can the lease be broken? +
A: Lease agreements are legal contracts and thus cannot be broken without Hello U’s express consent. Subletting/reassigning may be an option. Consult the subletting/reassigning section for further details on how to transfer your lease to another party.
Q: My roommates and I are on the same lease, if they leave, do I have to cover his/her portion of the rent?+
A: Yes, you are responsible and liable for your roommate’s share of the rent, and any debts they have incurred. If needed, you can seek restitution through mediation or small claims court.
Q: How long are the terms of the lease? +
A: All lease agreements are for a period of 12 months, unless an alternative agreement has been reached between the tenant(s) and Hello U.
Q: My lease is/will be over and I am not renewing. What are my obligations? +
A: If you are not renewing, you must notify Hello U a minimum of 60 days prior to your lease expiration that you will be vacating the unit. We will mail you an official “move-out letter” four weeks prior to your lease termination, which will provide an overview of your responsibilities. You are required to clean your apartment and leave it in good condition. Please remove all personal belongings, furniture, and garbage. Kindly leave all keys where they can found easily on the kitchen counter, and leave the door unlocked. A Hello U staff member will inspect your apartment before you move out.
Q: Am I allowed to have pets?+
A: Under the Residential Tenancies Act, you are permitted to have pets. If you do own a pet, please make Hello U aware of this in your application. You are held responsible for cleaning up after your pet, and for any damages cause by your pet. If your pet causes any damages, you are held financially responsible for the repairs.
Even if the tenancy agreement has a rule stating there are no pets allowed, the tenant cannot be evicted for having a pet. You can, however, be evicted if that pet is causing a problem.
A tenant can be evicted for having a pet if the pet makes excessive noise, damages the unit, or causes an allergic reaction to other inhabitants. You can also be evicted if the animal or species is considered to be dangerous.
